Please read these Terms and Conditions carefully before engaging Property & Genealogy Solutions, LLC for services. By contacting us, submitting a form, or retaining our services, you agree to these terms.

1. About PGS

Property & Genealogy Solutions, LLC ("PGS") is a genealogy research and consulting firm located in Houston, Texas. PGS is not a law firm and does not provide legal advice. Our research services are intended to support attorneys and clients in legal proceedings related to excess proceeds, estate distribution, and heirship matters.

2. Services provided

PGS offers the following services:

Genealogy research for heirship determination and excess proceeds recovery
Estate and probate research to identify and locate heirs
Title curative solutions and document preparation for court proceedings
Skip tracing and kinship verification
Referral to partnered real estate and property tax attorneys

Services are provided on a case-by-case basis. The scope, timeline, and deliverables for each engagement will be discussed and agreed upon prior to commencement of research.

3. No attorney-client relationship

Engaging PGS does not create an attorney-client relationship. PGS does not provide legal advice. All legal representation is provided exclusively by independent, licensed attorneys to whom PGS may refer clients.

4. Accuracy of information

PGS endeavors to provide accurate and thorough research. However, the completeness and accuracy of results depends on the availability of historical records, which may be incomplete, lost, or restricted. PGS makes no guarantee of specific outcomes, including but not limited to successful excess proceeds recovery.

5. Client responsibilities

Clients agree to:

Provide accurate and complete information about their family history, property, and case
Promptly respond to requests for additional documentation or clarification
Not use PGS services for any unlawful purpose
Ensure that any documents provided to PGS are lawfully obtained and accurate to the best of their knowledge

6. Fees and payment

Service fees are discussed and agreed upon during your initial consultation. Fees vary depending on the complexity and scope of your case. PGS reserves the right to decline or discontinue services if agreed-upon fees are not met. All fees are non-refundable once research has commenced, unless otherwise agreed in writing.

7. Confidentiality

PGS treats all client information as strictly confidential. We will not disclose your personal or case information to unauthorized third parties. Information may only be shared with legal professionals or research partners directly involved in your case, and only with your knowledge.

8. SMS terms of service

By providing your phone number and opting in to receive SMS communications from PGS, you agree to the following:

Program description: PGS may send text messages regarding your inquiry, case updates, appointment reminders, and service information
Message frequency: Message frequency varies based on your case activity
Charges: Message and data rates may apply. Contact your wireless carrier for details
Opt-out: Reply STOP to any message to unsubscribe at any time. You will receive one confirmation message and no further SMS from PGS
Help: Reply HELP for assistance, or call us at 346-444-7800
Data sharing: Your mobile number and SMS opt-in consent will never be sold, rented, or shared with third parties for marketing purposes

9. Limitation of liability

To the fullest extent permitted by law, PGS shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of our services or reliance on research results. Our total liability for any claim shall not exceed the fees paid by you for the specific service giving rise to the claim.

10. Governing law

These Terms and Conditions are governed by the laws of the State of Texas. Any disputes arising from these terms or our services shall be subject to the exclusive jurisdiction of the courts located in Harris County, Texas.

11. Amendments

PGS reserves the right to update these Terms and Conditions at any time. Updated terms will be posted on this page with a revised effective date. Continued engagement of our services following any update constitutes your acceptance of the revised terms.
